How to appear in Google AI Overviews as a contractor

Search "how much does a roof replacement cost in Portland" and Google answers before the links: a price range, a breakdown by roof size, and four sources it read to build it. Three of those sources are roofers. This is how the Overview chose them, what it means for a contractor's site, and the pages to write so the next one quotes you.

When an Overview shows up, and when it does not

An AI Overview is the block Google writes at the top of the results when the search is a question it can answer. It appears on informational searches: costs, permits, timelines, comparisons, how-tos. It does not appear on the searches that make the phone ring. "Roofer near me," "plumber portland," and the rest of the map searches still open with a three-pack, with no Overview above it. Furnace repair questions carry one for heating companies in October.

So the Overview is not where a contractor wins the call. It is where a contractor wins the research that happens before the call, and the sources it cites get the click, the credibility, and the name recognition when the customer moves on to searching for a roofer.   • The headline number came from a roofer's page. "Between $11,000 and $20,000" is credited to Jobin Roofing. A roofing company published a real price range for Portland, and Google's AI quoted it as the answer. That page is now the first thing a researching homeowner reads.
  • The breakdown came from a Reddit thread. The three tiers by square footage are credited to r/askportland. People talking about prices in public are a source the Overview trusts. A contractor who answers those threads honestly, under the business name, is writing the Overview's next draft.
  • The links went to a calculator and a guide. Interstate Roofing's cost calculator and Pacific Exteriors' 2026 guide got the two blue links. A tool and a dated guide are both things a customer can use, and things an engine can point to. This is the same Interstate Roofing that ChatGPT named as the best roofer in Portland the same day.   • Nobody on the map is cited. IBEX, Flow, and HER hold the three-pack for "roofers portland." None of them appears in this Overview, because none of them has a page that answers the cost question with a number.

The pattern it quotes

Look at the shape of the Overview itself: a one-sentence answer with a number, then a breakdown with bold labels, then links to go deeper. That is the shape of the page it prefers to quote, and it is a writing pattern anyone can follow.

  • The question is the heading. "How much does a roof replacement cost in Portland?" as an H2, in the words a customer would type. Not "Pricing" and not "Investment Guide."
  • The answer is the first sentence. "A roof replacement in Portland typically costs between $11,000 and $20,000 for a standard single-family home." Number first, qualifiers after. The Overview lifted that sentence almost unchanged.
  • Then the breakdown, with bold labels. By size, by material, by pitch, by what adds cost. A list with a bold lead on each item is the structure the Overview reproduces.
  • Then the honest range and the reasons it moves. Permits, tear-off, decking repair, steep pitch, second story. The more specific the reasons, the more of the Overview you supply.
  • FAQ schema on the page. Mark the question-and-answer pairs up so Google can see them as pairs. It is not the only signal, and it is the cheapest one.

The pages a contractor should write

One page per question a customer researches before they call. For a roofer in Portland the list starts here, and the same shape works for any trade.

  • Cost questions. Roof replacement cost, roof repair cost, metal roof cost, moss removal cost, all "in Portland." Real ranges from your own jobs. This is the page Jobin Roofing wrote and got quoted for. The gutter cleaning cost search carries an Overview too, and a holiday light installer's price page answers it the same way.
  • Permit and code questions. Do I need a permit to replace a roof in Portland. What the city requires for a re-roof. Whether a water heater swap needs a permit in Oregon. These are searched constantly and answered badly.
  • Timeline questions. How long a replacement takes, how long a repair takes, when in the year to schedule it in Portland's weather.
  • Comparison questions. Metal versus asphalt in the Pacific Northwest. Repair versus replace at a given age. Cedar shake maintenance versus composite.
  • Signs and symptoms. Signs a roof needs replacing. What moss does to a roof in Portland. Whether a leak means the whole roof is done.
  • A calculator or a checklist. Something a customer can use. The Overview linked a calculator. A one-page inspection checklist works the same way.

The technical part, which is short

AI Overviews are built from Google's normal index. If Googlebot can crawl the page, the Overview can use it, and there is no separate submission or opt-in. Two things matter.

First, do not block Googlebot in an attempt to keep your content out of AI. That removes you from search entirely. The controls Google offers for AI features are the same ones that govern snippets, and using them shrinks your visibility everywhere.

Second, keep the facts in text. A price table that is an image, a warranty that is a PDF, hours that live in a banner graphic: none of it can be quoted. If it matters, it is words on the page.

The trade-off on clicks

An Overview answers the question, so fewer people click through than they did when the answer was behind a link. That is real, and it is why the goal is not the click on its own. It is being the cited source and, from there, the name the customer already trusts when they search for a roofer ten minutes later. The AI referral report in GA4 counts the clicks that do arrive from the other engines.

Two consequences. Write the page so that the next step is on it: the call, the quote form, the calculator. And do not expect to see Overview clicks in Search Console as a separate line, because Google folds them into ordinary search traffic. Measure the Overviews themselves with a monthly list of the questions your customers ask, and watch whose pages get quoted.
