General contractor SEO in Portland, built on the jobs you want.

General contractor SEO is the work of getting a remodeler found by Portland homeowners for the specific job they are planning: in Google's map pack, in the results under it, and in the AI answer. I do it for Portland contractors from an office in the Pearl District: the profile, a page for every service and city, the citations, and the records an AI verifies, with the price published.

Numbers pulled 21 September 2026 · Portland, OR and the metro

General contractor near me is 20,000 searches a month, and it is the wrong search to win. The person typing it does not know what they want yet. The person typing bathroom remodel contractors near me does, and that search is 2,600 a month at a difficulty of two.

That is the whole argument for this trade. The generic term is expensive, vague, and crowded with trades who are not even general contractors. The job-specific terms are cheaper to win, and the caller already knows what they are buying.

This page is what I would do for a general contractor or remodeler in the Portland metro: the actual search numbers, the three places you have to show up, and the first ninety days written out. Every figure comes from Ahrefs on the date below.

02section.searches

What your customers type

The searches a Portland homeowner makes when a remodel goes from an idea to a phone call, how often, and what a click on each one costs a company that buys it instead of earning it.

Ahrefs, US, September 2026. Volume is monthly searches. CPC is what advertisers pay per click today. Multiply the two and you have what advertisers would pay for those clicks. The map ranks businesses that have both a complete Google Business Profile and a website that backs it up. Missing either one puts you below everyone who has both, before reviews are even counted.

03section.places

Three places you have to show up

The map, the ten links under it, and the answer an AI gives when someone asks it instead of Google. They are three different games, and most Portland contractors are only playing one.

  1. 01

    The local pack

The capture says more about this trade than any advice could. TopLine Builders holds a pack slot on nineteen reviews, next to two companies with 167 and 119, which means the profile itself is doing the work: the category, the services, the hours. Two of the three are open twenty-four hours. And the company at the top of the page is not a general contractor at all, it is a roofing company paying to sit above the pack on a search for contractors. That is who you are bidding against if you buy this term, and who you are beating for free if you earn it.

Google results for contractor near me: three construction companies on a map, with a roofing company paying for the sponsored slot above them
"contractor near me" on September 6, 2026. SFW Construction, TopLine Builders & Renovation, and Tommy Builders hold the pack on 167, 19, and 119 reviews. Accountable Exteriors, a roofing company, is paying for the slot above all three.
  2. 02

    The organic results

Under the map come Angi, Houzz, Thumbtack, Porch, and the lead sellers who will happily sell your name back to you. A directory outranking you for a remodel you have done four hundred times means the page it wants is missing from your site. Bathroom remodel, kitchen remodel, whole-house, ADU, basement finish, Lake Oswego, Beaverton, Vancouver: one page each, with a real budget range on it, fast on a phone.

    /services/bathroom-remodel
    /services/kitchen-remodel
    /services/adu
    /pricing
    /areas/lake-oswego
    /areas/beaverton
one page each, written for the person searching

  3. 03

    The AI answer

ChatGPT does not read the map. It reads what the rest of the internet says about you, and for a contractor the first thing it looks for is whether it can confirm you are real and licensed. The CCB record, the BBB profile, the review sites, and your own pages describing the specific jobs you take. A remodeler with a current CCB number in text, a page per job type with a budget range, and a portfolio of finished work gives an engine everything it needs to recommend you with confidence. A company whose site says "quality craftsmanship since 1998" and nothing else gives it nothing, so it names someone it can verify instead.

I have not published a capture for general contractors yet. The plumbing, roofing, and gutter captures on the other trade pages show the same pattern, and the consultation runs the prompts for your company and shows you the answers.

04section.gaps

The three things missing

Every contractor I talk to has more work than time. These are the gaps that keep the busy ones from choosing which work they take.

  1. No system

    [01]

The estimate lives in a spreadsheet, the schedule lives in a head, and the lead that came in during a framing inspection is answered two days later. On a job worth thirty thousand dollars, a two-day reply is the whole margin.

  2. No search

    [02]

The site says "residential and commercial construction, remodels, additions" on one page and stops. No page for a bathroom remodel, no budget range, no list of the neighborhoods you build in, so Google sends the homeowner to Angi and the AI has nothing to quote.

  3. No structure

    [03]

Every finished job is a photo set, a testimonial, and a page about that kind of work. On most contractor sites it is three photos on a phone and a job nobody outside the crew ever hears about.

05section.plan

The first ninety days

Dated, in order, and you can stop after any step.

  1. 01

    Day 1

    Consultation

How people find you now, where you show up for the searches above, what every directory says about you, what the AI answer says, and where the site loses the visitor. You get it in writing, with what each fix is worth.

  2. 02

    Weeks 1 to 4

    Foundation

Google Business Profile rebuilt with General Contractor as the primary category and the remodel types listed as services, because the capture shows the profile deciding the pack. Citations cleaned so the address, the phone number, and the CCB number match on Angi, Houzz, BBB, the Chamber, and the rest. Site speed fixed, schema added, one page per job type.

  3. 03

    Months 2 to 3

    Reach

Bathroom remodel gets the first page, at 2,600 searches a month and a difficulty of two, with a budget range on it. Kitchen remodel next, at a difficulty of zero. Area pages for Lake Oswego, Beaverton, and Vancouver. GEO pages that answer the questions homeowners put to ChatGPT before they call anyone, with your license number in them.

  4. 04

    Ongoing

    Tracking

Rankings for the searches above, calls and forms by source and by job type, a review engine that asks every customer at the right moment, and a portfolio that grows as jobs finish. One report a month you can read in five minutes.

06section.tactics

Five things specific to general contracting

The generic playbook works. These are the parts that work harder for a remodeler in Portland.

  • Stop chasing the generic term

General contractors near me is 20,000 a month and it brings tire-kickers, price shoppers, and people who actually wanted a handyman. Bathroom remodel contractors near me is 2,600 at a difficulty of two and the caller has already decided what they are buying. Win the second one first and the first one follows on its own.

  • One page per job type

Bathroom, kitchen, whole-house, addition, ADU, basement, deck. Each is a different search, a different budget, and a different customer. Kitchen remodel contractors near me sits at a difficulty of zero because most contractors have one page called Services.

  • Publish a budget range

Not a price, a range with what moves it. A bathroom from this to that, depending on whether the plumbing moves. It is the question every homeowner is afraid to ask, answering it filters out the budgets you cannot serve, and it gives the AI a number to quote when someone asks what a remodel costs in Portland.

  • Put the CCB number where a machine can read it

Licensing is the first thing an engine checks for this trade, and it is a fact it can confirm against the state record rather than a claim on a website. The number in text, matching the lookup, the BBB profile, and every directory, is one of the cheapest fixes on this list.

  • Answer the hours question honestly

Two of the three companies in the capture are listed as open twenty-four hours. If you take emergency calls, say so everywhere in the same words. If you do not, say that too, and let the engine route the midnight water damage calls to someone else on purpose rather than by accident.

07section.proof

The same playbook, measured

The proof is a client's result. West Coast Deals, an eight-channel store I have worked for since 2022, launched its own direct-to-consumer website in October 2025. On a site under a year old, the same search and AI work took their Ahrefs organic traffic from about 20 to more than 500 between March and September 2026, with their ads switched off in August, and put their store in 5,400 AI answers in three months. Those are their numbers. The same playbook, the profile, the pages, and the records the AI reads, is what I would put to work for a general contractor in Portland.

Six fields, under two minutes. I reply within one business day with the scope and what I would recommend.

A couple of sentences is plenty: the calls that don't come, the page that doesn't rank, the spreadsheet, the thing that eats a morning.

Only if you need a tool built. SEO plans and website builds are priced on the pricing page. A ballpark helps me scope the build.

09section.faq

Questions Portland general contractors ask

How long does general contractor SEO take to work in Portland?

The profile and citation work moves the map first, usually inside the first two months. The job-type pages take three to six months to settle, and they are the ones that bring the calls worth having.

Should I target general contractor near me?

Not first. It is 20,000 searches a month of people who have not decided what they want, and the ads above it are bought by roofers and remodelers alike. Bathroom and kitchen remodel searches are a tenth of the volume, a fraction of the difficulty, and the caller already knows the job.

Do I need a new website?

Usually not. Most contractor sites need speed, structure, a page per job type, and a budget range. If the site cannot be fixed, I say so in the consultation and give you a fixed price for a rebuild.

Should I publish prices for remodels?

A range with the conditions on it, not a price. A bathroom from this to that depending on whether the plumbing moves. It is the question every homeowner opens with, and answering it in text is what gets you quoted by Google and by the AI.

Does the CCB number matter for search?

For the AI answer it matters a lot. Licensing is the first thing an engine tries to confirm for this trade, and it prefers the state record over a claim on a website, so the number in text and matching everywhere is one of the cheapest fixes available.

How do I compete with a company that has 400 reviews?

By being findable for the job they are not specific about. The capture on this page shows a contractor holding a pack slot on nineteen reviews, because the profile is complete and the category is right. Reviews settle a close contest; they do not start one.

Do you run Google Ads?

No. The consultation shows what each click costs you today, and I will tell you when ads make sense, but I do not run them. The point of this work is to stop needing them.

Can you get me reviews?

I build the system that asks every customer at the right moment. The reviews come from your work. I do not buy, seed, or write them.

What does it cost?

The consultation is free, and it comes back with the scope and what I recommend. Local SEO is month to month, Growth and Superior include the website on a six-month minimum, there are no setup fees, and website builds are one-time. Every price is on the pricing page.
